From the Desk of Gary: Spring Brings Increased Competition

The Spring market is here in full force. Buyer activity is up tremendously. It is not at all uncommon to see Multiple Buyers submit offers on our listings. Interestingly, some of these Buyers and their Agents are not understanding the realities of the moment.

Some Buyers are making offers 10, 20 or even 40% below asking price. They then get upset when the Seller doesn’t accept their offer. Meanwhile, there are some smart Buyers and Buyers Agents that are reading the tea leaves of the market. They are evaluating the property on its merits yet taking into account the landscape of the marketplace. Seeing increased competition from other Buyers, they are coming in with Strong offers in both price and terms. These Buyers are able to reach agreements with Sellers and get the property under contract quickly. Meanwhile other Buyers and their Buyers Agents don’t even realize what happened.

The National Housing Market Continues Upward Trend

 

National home sales are at a three year high.
After climbing steadily for the past three months, November's Pending Home Sales Index rose 1.7 percent to 106.4. This is the highest the Index has reached since April 2010, when the deadline for the home buyer tax credit was approaching.
